How much does commercial snow removal cost? HomeStars' Canadian estimates put commercial parking lot plowing at about $100 to $500 per visit and seasonal commercial contracts at about $1,000 to $5,000, while YardGrade's July 2026 research for the Greater Toronto Area puts full-winter commercial contracts at about $2,000 to $10,000 or more. The spread is wide because "commercial" covers everything from a small plaza to an industrial yard. These are published average estimates; for exact pricing for your business, contact Michael Durham Landscaping for a free site review and quote.

This guide explains the averages, the pricing models you will see, what drives the cost of commercial snow removal, and what a contract should spell out.

How Commercial Snow Removal Is Priced

You will usually see one of these models:

  • Seasonal contract. One fixed price for the winter, regardless of the number of storms. Your budget is set before the season starts.
  • Per push or per event. A set price each time the lot is plowed, or for each snowfall event. Costs follow the weather.
  • Hourly, plus materials. Time on site and salt are billed separately, which suits irregular or one-off work.

Seasonal contracts are popular with property managers because the cost is known in advance. Ours are fixed-price seasonal agreements running November 1 to April 15.

What Drives the Cost of Commercial Snow Removal

Size and layout

YardGrade's per-push averages climb steeply with lot size, from small lots under 5,000 sq ft to plazas over 25,000 sq ft. Islands, curbs, loading areas and tight corners take longer to clear than an open rectangle.

Salting and ice management

Salt is often the biggest variable after plowing. Some contracts bill each application; others include it. Our commercial contracts include salt or calcium chloride after every plow visit.

Response expectations

A site that must be clear before staff arrive at 6 a.m., or that operates around the clock, needs crews ready overnight and on weekends. Faster, guaranteed response costs more to staff.

Walkways and entrances

Plowing a lot is one job; hand-clearing walkways, steps and entrances is another. HomeStars notes that commercial properties often need specialized equipment and face stricter requirements than homes, which raises labour and overall costs.

Documentation and insurance

Records of when a site was cleared and treated matter for liability. YardGrade notes that liability insurance costs for snow contractors rose after Ontario's 2020 changes to the Occupiers' Liability Act and are built into commercial pricing.

Why Service Records Matter

Since the 2020 amendment, section 6.1 of Ontario's Occupiers' Liability Act says a lawsuit for personal injury caused by snow or ice cannot proceed unless written notice of the claim, including the date, time and location, was personally served or sent by registered mail within 60 days of the injury to at least one of the people the Act lists, such as the occupier.

When a notice arrives, the property owner needs to show when the area was last cleared and treated. Our commercial contracts include time-stamped service logs for every visit, with photos, conditions and salt application rates. This is general information, not legal advice; ask your lawyer or insurer how the rule applies to your property.

Industrial and Multi-Unit Properties

Industrial yards and large multi-unit properties sit at the top of the cost range because of their size, the number of entrances and the hours they operate. Before you request quotes, map the areas that must be cleared first, such as main entrances, accessible parking, walkways and any routes emergency vehicles use, and decide where plowed snow can be stored without blocking sight lines, hydrants or drains. Clear priorities make quotes comparable and keep the site open on the worst mornings. Our commercial and industrial snow removal service covers commercial, industrial and multi-unit properties across Durham Region.

For plants, warehouses and industrial units, our industrial snow removal page explains how we agree clearing priorities in writing before the season. Local rules also change what a contract must cover: Oshawa, for example, requires commercial owners to clear sidewalks and ramps by midnight the day after a storm ends, while Pickering lists loading docks and parking areas as the owner's responsibility. Our pages for Oshawa and Pickering set out those rules.

What a Commercial Snow Contract Should Spell Out

  1. Areas covered: lot, drive lanes, entrances, walkways, steps and public sidewalk.
  2. Trigger and response: the accumulation that sends a crew and how soon the site is cleared.
  3. Salting: included or billed per application, and which product.
  4. Season dates and what happens to storms outside them.
  5. Records: what is logged at each visit and how you receive it.
  6. Snow storage: where piles go on site.
  7. Extras: hauling, extra-depth charges and mid-season changes, in writing.

Common Questions

Is a seasonal contract cheaper than per-push pricing?

It depends on the winter. A seasonal contract costs the same in a mild or a heavy year, while per-push billing tracks the number of storms. Many property managers choose seasonal pricing so the winter budget is fixed.

Does commercial snow removal include salting?

Often, but not always. Some contracts bill each application separately. Ours include salt or calcium chloride after every plow visit.

Why do commercial snow removal quotes vary so much?

Quotes differ on lot size, the areas covered, salting, response time and records. Match those details before comparing prices.

When should a business sign a snow contract?

In September or October, before routes are set for the season. Our contracts run from November 1 to April 15.
