Industrial snow removal in Whitby means more than a clear parking lot. Plants, warehouses and industrial units here have fire routes that must stay open, hydrants and sprinkler connections that must stay reachable, and walkways workers use at every shift change. Michael Durham Landscaping is based in Whitby, and we plow and salt industrial sites across the town's south employment area, around Port Whitby and the Whitby Business Park, and the north employment area near Brooklin Gate Business Park.
What Our Industrial Contracts Include
Our industrial snow removal contracts are built on four commitments:
- A site walk before winter. We review the property with you, and the clearing order is agreed in writing, so the crew knows what comes first when snow falls overnight.
- Weather-monitored dispatch. We track conditions in real time and pre-treat before major events.
- Salt or calcium chloride after every plow visit.
- A record of each visit. Every visit gets a timestamp, photos, conditions and the salt application rate.
The season runs November 1 to April 15 on one fixed seasonal price, and we sign contracts in September and October.
Whitby Rules That Shape an Industrial Site in Winter
Fire routes stay open all winter
Whitby's Fire Route By-law lets the Fire Chief require a private roadway to be set up as a fire route, and the buildings it covers include industrial buildings used for manufacturing, assembly, repairs, warehousing or storage. A private roadway under that by-law includes any part of a parking lot used to drive to or from the parking spaces. Whitby Fire and Emergency Services explains how owners get a route approved and signed in its Fire Access Route Information Package.
Whitby's Traffic By-law 8059-24 adds that no one may park or leave a vehicle within a fire route at any time. The Ontario Fire Code goes further for the owner: Article 2.5.1.3 says fire access routes "shall be maintained so as to be immediately ready for use at all times by fire department vehicles," and Article 2.5.1.2 says they must not be obstructed (Ontario Fire Code, O. Reg. 213/07). For snow work, that means a fire route is never a place to push or pile snow, even for a night.
Sprinkler connections and private hydrants
Many industrial buildings have a fire department connection for the sprinkler or standpipe system, and larger sites often have hydrants on private property. The Fire Code says fire department sprinkler and standpipe connections must be clearly identified and kept free of obstructions (Article 2.5.1.2), and that municipal and private hydrants must be kept free of snow and ice accumulations (Article 6.6.4.2). Mark them on the site plan during the site review so they are part of the written clearing order.
Exits, exterior stairs and worker walkways
Article 2.7.1.8 of the Fire Code requires exterior passageways, exterior stairways and fire escapes in occupied buildings to be kept free of snow and ice. Section 11 of Ontario's industrial establishments regulation says any floor or other surface used by a worker must be kept free of accumulations of snow or ice (O. Reg. 851). On a plant or warehouse, that usually covers the walk from staff parking, side exit doors and the paths between buildings.
Snow storage areas on the approved plan
Whitby's Landscape Plan Guidelines for Site Plan and Subdivision Development list snow storage areas among the items a landscape plan shows. The same guidelines ask that plantings in parking areas be salt tolerant and designed with winter snow clearing and salt damage along bed edges in mind. If you have your approved site plan or landscape plan, share it with us. It shows where snow was meant to go.
Heavy truck limits on some Whitby streets
The Traffic By-law defines a heavy vehicle as one over 5 tonnes, loaded, and Schedule R lists Whitby streets where heavy traffic is prohibited, such as parts of Thickson Road South, Garrard Road and Coronation Road. The ban does not apply to deliveries to or pickups from premises on those streets. If your trucks use one of these streets, keep it in mind when choosing which entrance is cleared first.
Regional roads at your entrance
Some Whitby industrial sites open onto a road the Region looks after, not the Town. The Region of Durham maintains Regional roads all year, patrols them seven days a week in winter, and can declare a Significant Weather Event when its normal maintenance standards cannot be met. During one, the road outside your gate may take longer to reach standard.
These rules change, and this is general information, not legal advice. Confirm current requirements with the Town of Whitby, Whitby Fire and Emergency Services and your own advisors before the season starts.
Clearing Priorities for Shifts and Truck Traffic
Every site is different, and the order is agreed in writing during the site walk. On industrial properties, the list usually starts with the fire route, fire department connections and any private hydrants, then exit doors, exterior stairs and the walkways workers use, then the entrances trucks use and the drive aisles behind them, then staff parking. Tell us when shifts start and when shipping and receiving opens, so the order can be built around them.
Records You Can Hand to an Adjuster
Each visit is logged with the time, photos, conditions and how much salt went down, so you can show when fire routes, hydrants and worker walkways were cleared and treated. That supports your slip and fall liability management.
Common Questions
Do you plow industrial properties in north and south Whitby?
Yes. Whitby is our home base, and we serve industrial sites in the south employment area near Highway 401 and the north employment area near Highway 407 and Brooklin.
Can snow be piled in a fire route in Whitby?
No. Whitby's Traffic By-law bans leaving vehicles in a fire route at any time, and the Ontario Fire Code says fire access routes must be ready for fire department vehicles at all times. Snow goes to storage areas away from the route.
Who keeps a private hydrant on an industrial lot clear?
The property owner. The Ontario Fire Code says municipal and private hydrants must be kept free of snow and ice, so private hydrants belong in the written clearing order.
Is salting included in a Whitby industrial contract?
Yes. Salt or calcium chloride goes down after every plow visit, and the application rate is recorded in the visit log.
